PROPERTY MAINTENANCE SERVICE PACKAGES
BASIC SERVICE PACKAGE
- Detailed tour and inspection of the property (inside and outside) once a month, plus an additional visit in case of bad weather
- House airing (1–2 hours), watering plants as needed
- Collecting mail and bills, paying or forwarding them
- Checking installations and devices (electricity, water, systems: alarm, heating, cooling)
- Checking for possible damage, moisture, or pests inside and outside the property
- Running water in taps and toilets to prevent limescale and unpleasant odors
- Key storage in our safe (available to third parties with owner approval)
- Creating and sending property condition reports
SILVER SERVICE PACKAGE
- Detailed property inspection 2x monthly, plus an additional visit in case of bad weather
- Airing (about 2 hours), watering plants as needed
- Collecting and forwarding mail, paying bills
- Reading electricity, water, and gas meters
- Checking electrical and plumbing installations, running water to prevent odors
- Garden and environment maintenance 1x monthly (mowing, hedge trimming, leaf cleaning)
- Washing and ironing bed linen (set of linen for a specific number of beds) – 2x annually
- Key storage in our burglar-proof safe
- General property cleaning 2x annually (before owner’s arrival)
- Cleaning air conditioner filters – 1x annually

1. What is the difference between the BASIC, SILVER, and GOLD packages?
The packages primarily differ in the frequency of visits and the level of included services. The BASIC package covers basic monthly inspections and administrative tasks, the SILVER includes additional visits, garden maintenance, and occasional cleaning, while the GOLD offers the highest level of care—regular visits, garden and pool maintenance, general cleaning, and exclusive welcome services. This way, you can choose the package that best suits your needs and property usage.
2. Can I combine services or create a custom package?
Yes. If you don’t find the ideal combination in existing packages, we offer a PERSONALIZED package. In it, you choose the services you need—from additional visits and cleaning to interior decorating or stocking the fridge before arrival. The price is then determined individually, depending on the location and scope of services.
3. How will I know the condition of my property when I'm not in Croatia?
After each visit, we send you a detailed report with pictures and information about the condition of the property. In case of emergencies (e.g., bad weather, damage), we immediately inform you and suggest solutions. This way, you always have complete control and security, no matter where you are.
4. How long does the property maintenance contract last?
The minimum contract duration is 3 months, and for clients who opt for long-term cooperation (12 months), we offer special discounts. This way, you can try the service for a shorter period and then decide to extend with additional benefits.
5. How is payment made and can I get an invoice?
Payment is made monthly. We properly invoice all services and issue an invoice. Our goal is for the entire process to be transparent and simple, without hidden costs.
